A Guide to Selling Your Home

There are a number of steps that are involved in selling any house ... some of them will be your responsibility as the seller, and some of them will be my responsibility as your listing agent once you sign a listing agreement with me. I have a great track record with the properties that I've listed for sale.

That's partly because of the strategies that I use and the tools that Long & Foster Real Estate makes available to me. It's also because I don't waste my time listing EVERY property that comes along ... because some sellers are just unrealistic.

The experiences that I have had while working with home buyers and home sellers has taught me that every real estate transaction is unique. Every sale, though, from putting the house on the market to finally reaching settlement day, shares a common process.

This Home Sellers Guide was originally developed by Long & Foster Real Estate, Inc. I have tailored it to fit my specific real estate philosophy of working for you as "Your Maryland 'Net Real Estate Agent." It is designed to help you understand the selling process before you actually start. This inside know-how will help you make smart decisions every step of the way, know which questions you need to ask me, and help you to eliminate any worries that you may have from the beginning.  Of course, this guide cannot answer all of your questions (because each house and every neighborhood is different), so I would encourage you to Contact Me with any questions that you may have.

Using the Internet as one of the ways that I will market your property, it's easy to see why I have had a very good success rate finding buyers for my listed properties.

Many people advertise that they will "Buy Homes For Cash" or will "Guarantee a Quick Sale" of your property. Naturally, there's a catch! In most cases, these "offers" will in fact result in a quick sale of your property, but usually at a reduced sale price. That's because they make their money by flipping your property ... once they take possession of it, they will make a few repairs and then market it at the current market value. Long & Foster Real Estate and my use of the Internet as "Your Maryland 'Net Realtor" allows me to effectively market almost any property at the fair market value. In the vast majority of cases, properties that I have listed for sale this way have sold faster than the average and for higher prices.

My marketing stategy can even be successful to sell a distressed property (to avoid bankruptcy or to stop a foreclosure). In these cases, though, the key is for you as the seller to ACT QUICKLY AND NOT DELAY!!! If there is a looming bankruptcy or foreclosure on the horizon, the clock has already started ticking and there isn't a lot of time to get the job done. It is possible, though, to resolve the situation in a way that will benefit you in the long run, so be sure to research all of the possibilities.
